Tenant Eviction Notices in Abu Dhabi: When Are They Valid?

Tenant Eviction Notices in Abu Dhabi: When Are They Valid?

Distinguish a notice of non-renewal from a demand for rent or an eviction claim. The reason, property use, applicable tenancy regime and method of service determine what must be checked. Under Abu Dhabi Law No. 20 of 2006, the general written non-renewal notice is two months for residential premises and three months for commercial and similar premises. Specific eviction grounds can have different conditions. Do not import Dubai notice rules into an Abu Dhabi tenancy without checking the governing regime.

Records to prepare

Prepare the complete tenancy agreement, renewals, expiry date, notice and delivery evidence, rent receipts and correspondence. Record who served the notice and in what capacity. A message asking a tenant to leave does not itself authorise a landlord to recover possession by force.

Common question

Does every notice use the same deadline?

No. Identify non-renewal, the property use and any special eviction ground before calculating the deadline.
